STAFF: Architechnics Inc. employs a diverse staff of Architects, Engineers, and Design Professionals. We maintain a moderate size work load to permit each project undertaken receive its full share of attention from the firm’s partners and personnel. The firms ability to complete projects of any scale and various complexities is an asset of Architechnics, Inc. and is the hallmark of the firm.

SERVICE: Architechnics provides every available level of professional planning and design services. Our approach is to maintain a multidisciplined staff that doesn’t rely on consultants. This enables us to maintain very close control of communication and quality. Our ability to provide all-inclusive service proves invaluable to the client.

COMMUNICATION: Every institution will communicate with a partner of the firm from start to finish. This partner is the conduit that coordinates the efforts of our staff to ensure that each and every detail is communicated, initiated and completed.

Delivery System: Architechnics, Inc. has worked on building teams with a construction manager ($28,000,000 Hannibal Regional Hospital) as well as “Design Build” teams. It is a tribute to our firm that contractors have sought our services. However, our greatest successes have been delivered using the traditional design-bid-build approach using a General Contractor with all the trades as sub-contractors. This approach ensures that there are no gaps in project responsibility. It ensures that all parties will view cost figures openly and honestly. Most importantly it avoids duplication of construction administration services already provided by the General Contractor and the Architect saving the Owner 15% - 20% of the professional services fees.

Here is how we do it:

We would provide “phases” of services. At the close of each phase an analysis and review is performed with the Owner, Owner’s Representatives, and other “team” members involved with the project, as follows:

  1. Programming, Conceptual Planning, Preliminary Design.
  2. Schematic Design (to establish and prepare the principal parameters of the Project).
  3. Design Development (to further define and refine the Project).
  4. Construction Documents (to be provided to potential bidders/contractors).
  5. Assistance during the Bidding and/or Negotiation Phase.
  6. Contract Administration throughout the project, including On-Site Construction Observation.
  7. Equipment Procurement.
  8. Project Closeout.

These services are provided as defined in the Standard A.I.A. Handbook regarding required services for A/E Contracts, and include all normal structural, mechanical, and electrical design services.

We will participate in all meetings and interviews necessary to determine requirements, and obtain the Owner’s and/or Committee approvals at each phase of the design process.

Our firm is more than willing to work with the client to determine which services will be provided and how these services can be delivered in an effective manner, based on what the Owner deems necessary. This can be discussed and agreed to “upfront” for the purpose of identifying the specific Scope of Work and related budgets.
